Welcome to Waggener Ranch!
Congratulations on the purchase of your property here at Waggener Ranch. As a property owner, you are automatically enrolled as a member of the Waggener Ranch Property Owners Association ("WRPOA").
You will find this is a very friendly and neighborly development. There are 135 lots here at Waggener Ranch, with approximately 89 homes built so far (as of Winter 2021).
Many residents are active in the community, with several volunteering their time to serve on our various committees. One of our most popular activities is our ‘First Friday’ get-together: on the first Friday of each month, one of our homeowners opens the doors to their home and hosts an informal "wine and cheese" type get together. It's a wonderful opportunity to meet many of the wonderful people who call Waggener Ranch home.
When you get ready to build your new home, please remember that there are processes in place to secure ACC approval before any new construction or renovation of existing homes can proceed. These restrictions are meant to protect everyone's property values and ensure the beauty and sustainability of our unique development. Owner Contact Information
The Association maintains a confidential database of all owners for contact and billing purposes. To ensure we have your complete and most current contact information, please complete the Owner Contact Information Form. This information is necessary to help verify your ownership and access to the Member’s Only community information portal.
The Association provides a "Members Only" portal to access community news, updates and document library including ACC reference documents, Board proceedings, and other Association documents (www.wrpoa.com/community) As a member of the WRPOA, you will be subscribed to the Community Portal upon your submission of the Owner Contact Information Form with email address(es) you would like registered.
EXISTING OWNERS: If you need to set up new access, you may request access by clicking the MEMBERS ONLY link at the top of this page. You may also email our Treasurer directly for registration and assistance.
Waggener Ranch is a gated and perimeter fenced community, and all residents require an access code to open the entrance gate. You may request a new Gate Code and purchase gate remotes by completing the Gate Access Request Form. Our Director of Safety and Security will coordinate with you directly to establish your personal code and deliver new remote purchases and window decals.
Members of the Community Portal are also subscribed to the email distribution group. It provides one-way communication from the Waggener Ranch Board and Committee Chairs to share information about Ranch life and events with owners and residents and to send official Association notices and updates.
Waggener Ranch also has a private Facebook Group for discussion, sharing and general Ranch information. This is a closed and private page for current and former owners and residents of Waggener Ranch to share two-way communication of day-to-day events and issues.
To request access, simply navigate to the group in Facebook, request to join, then review and agree to the conditions for approval.
